Ashland Sale Prices Span $480,000 to $1.185 Million in Recent Deed Filings

ASHLAND -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds for Ashland addresses between June 19 and July 18, but more than half involved no sale price because they moved property into family trusts rather than to new owners.

MARKET OVERVIEW The registry recorded 20 total property transfers in the period. Of those, nine included a disclosed sale price, ranging from $480,000 to $1,185,000, with a median sale price of $760,000. The remaining 11 transfers listed no consideration amount, as is standard for deed filings that are not open-market sales. Based on the volume of filings, the period was active, though the mix of disclosed-price and no-price transfers makes it difficult to characterize the pace of true market turnover from count alone.

TOP SALES The highest-priced transaction was 73 Independence Lane, which sold for $1,185,000 on June 26. The seller was listed as the Yu Revocable Trust with Peng Ruoqi as trustee; the buyers were Ayan Ghoshal and Dipanwita Ghose.

32 Sherborne Circle sold for $907,500 on June 30. Sellers Richard M. Bocuzzi and Charlotte A. Bocuzzi conveyed the property to buyers Carlos Andres Barrero and Ann Elizabeth Barrero.

3 Shady Hollow Path sold for $875,000 on July 2. Sellers John J. DeRosa and Ilene G. Hawk conveyed the property to buyers Diwakar Devkota and Rita Lamichhane.

12 Irene Circle sold for $800,000 on June 22. Sellers David F. Jenkins and Anette L. Jenkins, both listed as trustees, conveyed the property to buyers Brett Farrell and Annie Farrell.

20 Mulhall Drive sold for $760,000 on June 22. Sellers Antonio Leite Da Silva and Elisete Silva Paulo conveyed the property to buyer Allison Struyk.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so transfers are grouped by price tier among the nine disclosed-price sales. Under $500,000: two sales, 7 Linden Street at $490,000 and an Ashland property at $480,000. Between $500,000 and $1 million: six sales, including 291 America Boulevard ($620,000), 107 High Street ($630,000), 20 Mulhall Drive ($760,000), 12 Irene Circle ($800,000), 3 Shady Hollow Path ($875,000) and 32 Sherborne Circle ($907,500). Over $1 million: one sale, 73 Independence Lane at $1,185,000.

MARKET NOTES Eleven of the 20 recorded transfers, 55% of the period's filings, moved property from an individual or couple into a trust bearing the same family name -- for example, 16 Woodland Road (Mary Ellen Cobuzzi to the Mary Ellen Cobuzzi Trust), 34 Laurelton Drive (Deborah A. Sprague to the Deborah A. Sprague Life Trust), and similar filings at 6 Grover Street, 123 Arrowhead Circle, 54 Cedar Hill Road, 8 Adams Road, 105 Sudbury Road, 13 Long Hill Road, 3 Belcher Circle, 49 Stagecoach Drive and 6 Magnolia Pointe. None of these trust transfers listed a sale price. The nine transfers with disclosed prices all involved a change in ownership between unrelated buyer and seller names. The dataset also included at least three condominium or multi-unit transfers -- 123 Arrowhead Circle Unit 114D, 291 America Boulevard Unit B, and 3 Belcher Circle Unit 16 -- alongside single-family home transfers on streets such as Independence Lane, Sherborne Circle and Shady Hollow Path. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed.
