ASHLAND — Planning Board approves YMCA special permits with phased-surety flexibility. The Board unanimously approved Special Permits and Site Plan Review for the MetroWest YMCA at 30 Memorial Drive, with revised language allowing de minimis changes to drainage and parking design without Board re-approval. The applicant will coordinate with the town's peer review engineer to phase surety payments matching project phases.

In separate action, the Board endorsed ANR plans for an 11-acre Pendulum LLC parcel at 37 James Road and 137 Pond Street, freezing zoning status for three years while the applicant pursues development. The Board continued review of a Connect Church youth soccer field at 240-260 Pleasant Street pending manufacturer confirmation that synthetic hybrid turf infill is PFAS-free.
